Alphaland cites innovation features of green condo projects

GREEN developments in the Philippine property sector can be enhanced by the use of innovative features such as home automation in condominium units, real estate developer Alphaland Corporation said.

Alphaland highlighted in a recent report the attributes of its development, The Residences at Alphaland Makati Place, a project located within the one-hectare Makati Place residential and leisure complex at 7232 Malugay, Makati, which offers “technology that assures comfort, convenience, security and green efficiency.”

The residential project utilizes an innovative and state-of-the-art home automation system that allows its residents to remotely control certain functions of their units.

Among the features that can be controlled by the system’s main panel are the lighting and appliances for the living room, kitchen, and bedrooms.

Through the home automation app, unit owners can turn on the lights, air conditioning, raise or lower the blinds, and turn on the TV, audio, or any other home electronic system. It is exactly like those futuristic high-tech systems that can be seen only in the movies or TV.

“The property’s fiber-optic connectivity provides optimum speed capacity and future adaptation, assuring the efficiency of the home automation system,” Alphaland said.

Alphaland noted that unit owners can also download the home automation app in their mobile gadgets so they can access their unit’s home automation system even when they are away from home.

“Residents also have the option to check on their units remotely through thei mobile gadget by installing their own CCTV that can be synced with the app,” the company said.

Green features

Meanwhile, Alphaland noted that aside from its innovative features, the residential project is also designed to be sustainable as it is part of the entire Alphaland Makati Place structure, which is registered as a Green Building under the United States Green Building Council (USGBC).

“This makes the property eligible for a Leadership in Energy and Environment Design (LEED) gold certificate,” Alphaland said.

The property’s green features also reduce utility costs for residents.

“Residents also get the luxury of having their lights turned off automatically for them once they leave their respective units because of the building’s built-in lighting motion sensors,” the company said.

Also, the residential units are equipped with high-efficiency, low-flow and low-flush water systems, according to Alphaland.

“The entire building itself saves on electricity costs because of its high solar reflectance surfaces, which reduce the “heat island effect” that usually forces cooling systems to work harder,” the company noted.

Furthermore, Alphaland noted that even the carpets, fabrics, and similar materials have green elements as interior design elements have low-level chemical toxicity.
